Is It Required for Your Loan?
- Conventional Loans: No formal home inspection is required by Fannie Mae or Freddie Mac. The appraisal checks value and basic safety, not comprehensive condition.
- FHA Loans: FHA appraisals are more detailed than conventional ones and must confirm the property meets HUD Minimum Property Standards — but this is still not a full home inspection.
- VA Loans: VA requires an appraisal that includes minimum property requirements (MPRs), but again, not a full third-party inspection.
- USDA Loans: Same as FHA — the appraisal checks basic habitability but a separate inspection is not required by the loan itself.
Should You Get One Anyway?
Yes. Always. I've seen buyers waive inspections to win offers in competitive markets and later discover foundation issues, failing HVAC systems, or knob-and-tube wiring that costs $15,000–$40,000 to fix. A $500 inspection is the cheapest insurance you'll ever buy on a $400,000 asset.
If you're in a multiple-offer situation, consider negotiating an "information only" inspection — you get the inspection but agree not to ask for repairs. You still learn what you're buying.
