What is the Waunakee, WI housing market like?

Located just north of Lake Mendota, Waunakee proudly calls itself "The Only Waunakee in the World." This strong sense of community identity is one of the main reasons families flock to this suburb, making it a highly desirable—and highly competitive—real estate market.

1. Top-Tier Schools

If you ask most buyers why they are specifically targeting Waunakee, the answer is usually the schools. The Waunakee Community School District is consistently ranked as one of the best in the state of Wisconsin. Because of this, homes in Waunakee hold their value incredibly well and demand a premium price point compared to neighboring areas like DeForest or Lodi.

2. Low Turnover

One of the biggest challenges of buying in Waunakee is simply finding a house for sale. Once families move into the Waunakee school district, they tend to stay until their kids graduate. This low turnover rate means housing inventory stays tight year-round. When a good house hits the market, it often receives multiple offers within days.

3. A Self-Sufficient Community

Waunakee has developed a thriving downtown corridor and enough commercial infrastructure that residents do not have to drive into Madison for everyday necessities. It offers a very safe, small-town feel while still being only 20 minutes from the state capitol.

4. The Commute Consideration

If there is one potential drawback to Waunakee, it is the commute. Because Waunakee does not sit directly on the Beltline (Highway 12/18) or the Interstate, getting to the far west side (like Verona) or the far east side (like Sun Prairie) during rush hour can take a bit longer. However, commuting directly south into downtown Madison is relatively straightforward via Century Avenue and Packers Avenue.
