My buyer is relocating to Madison — what loan options do they have?
Relocation buyers are one of our specialties at MadCity Home Loans. Whether your buyer is coming from Chicago, Minneapolis, or the coasts for a job at Epic Systems, UW Health, or American Family Insurance, here's how we get them approved:
Qualifying With an Offer Letter
If your buyer hasn't started their new job yet, most loan types allow us to use a signed employment offer letter as income documentation — as long as:
- The start date is within 60–90 days of closing
- The salary or hourly rate is clearly stated
- The position is in the same field as their prior employment
- There are no conditions that could prevent them from starting (background checks pending, etc.)
Out-of-State Income
If your buyer is keeping their current job and working remotely, we use their existing W-2 income as normal. The property being in Wisconsin is all that matters for loan qualification — where the buyer earns doesn't change the process.
Relocation Package Funds
Many large employers in Madison (Epic, UW, American Family) offer relocation packages with lump-sum payments. We can document these funds for use toward a down payment or reserves, as long as we can verify the source and nature of the payment.
Timing Tip for Realtors
Connect your relocation buyer to us as early as possible — even before they find a property. We can pre-underwrite the file with the offer letter so that when they find a home, they can close in 21–30 days without delay.
