How does VA loan entitlement work in Wisconsin?

VA loan entitlement is the amount the Department of Veterans Affairs guarantees to the lender if you default. You never see this money — it's a backstop for the lender that's what allows you to buy with zero down and no PMI.

Full Entitlement

If you've never used your VA benefit before, or you've paid off a previous VA loan and had entitlement restored, you have full entitlement. With full entitlement and a lender like MadCity Home Loans, there is no loan limit — you can buy any price home with zero down (as long as you qualify based on income and credit).

Reduced (Remaining) Entitlement

If you currently have an active VA loan or sold a home and didn't fully restore your entitlement, you have reduced entitlement. You can still buy another home with VA — but you may need a down payment to cover the gap between your remaining entitlement and the county loan limit.

Bonus (Tier 2) Entitlement

Veterans with remaining entitlement can often still buy with zero down using "bonus entitlement" — a second tier of coverage that kicks in for higher-priced homes. We calculate this precisely for every veteran client.

How to Restore Full Entitlement

  • Sell the home and pay off the VA loan
  • Have another veteran assume the loan and substitute their entitlement
  • Pay off the loan even if you still own the property (one-time restoration)
