FHA Streamline Refinance (Lowest Bar)
If you currently have an FHA loan, the FHA Streamline is one of the most borrower-friendly refinance options available. It requires:
- No income verification in many cases
- No appraisal in most cases
- A history of on-time mortgage payments (typically 12 months)
- The refinance must provide a "net tangible benefit" (lower rate or payment)
Credit score minimums for FHA Streamline start around 580–620 depending on the lender. We've done these with scores in the low 600s.
VA IRRRL (Interest Rate Reduction Refinance Loan)
For veterans with existing VA loans, the IRRRL (streamline refi) has minimal credit requirements — similar to FHA Streamline. The focus is on payment history, not score.
Conventional Refinance
Conventional refinancing typically requires a 620 minimum, though the best rates don't kick in until 740+. If your score is below 620, conventional isn't available — but FHA or VA routes may still work.
